Commercial Painting Without Closing Your Doors

Phased scheduling, low-odor products, and a named point of contact. How commercial repaints get done around a working business.

For a commercial property, the cost of a repaint is rarely the paint. It is the disruption. An office that cannot use a floor for three days, a restaurant that closes for a week, a retail suite that loses a weekend — those numbers dwarf the contract value. A commercial painting plan is therefore a scheduling document first and a scope document second.

Phasing is the core of it. Rather than treating a floor as one job, we divide it into zones and work them in sequence, so only one area is ever out of service and every zone is usable again by the next business day. Furniture and equipment are moved and protected within the zone each night and returned before opening.

Timing follows the business, not the crew. Offices are usually painted evenings and weekends. Restaurants get overnight windows after close, with the space cleaned, aired, and reset before the morning shift. Retail suites are often best handled in the quiet weekday mornings rather than after hours, depending on foot traffic. We build that around your calendar during the walkthrough.

Product selection carries real weight in occupied buildings. Low-odor, low-VOC, fast-recoat coatings let a space be reoccupied within hours rather than days. That single decision is often the difference between a phased schedule that works and one that quietly forces a closure.

Documentation is the part property managers care about and contractors often get wrong. Before work starts you should have a fixed written scope, a phase-by-phase schedule, product data and safety sheets, and a certificate of insurance naming the property. If a contractor cannot produce those quickly, that tells you something about how the rest of the job will run.

Finally, one named contact. Multi-phase work generates questions — access, a change of colour in one suite, a tenant complaint about noise. Those need to reach one person who knows the whole job, not whichever crew member happens to be nearest the door. Every commercial project we run has a single point of contact from walkthrough to final sign-off.
